Requirements for the CAD drawing service “Calculation in accordance with Living Space Ordinance (WoFLV)”

In order for us to be able to provide you with a precise calculation of living space in accordance with the Living Space Ordinance (WoFLV), the customer must meet the following requirements. These ensure that the calculation meets all legal requirements and serves as a reliable basis for rent and purchase pricing.

Provision of construction and planning documents

Provide complete construction plans and planning documents of the property. These documents are the basis for the precise calculation of living space and enable the area calculation in accordance with the law.

Dimensions and room heights

The building plans should contain clear and precise dimensions and room heights in order to be able to correctly calculate all areas and, for example, take into account areas under sloping ceilings or stairs in accordance with WofLV requirements.

Information about balconies, terraces and loggias

Provide detailed information on the structural design of balconies, terraces and loggias. According to WoFLV, these are counted as a proportion of living space, although the proportion can be 25% to a maximum of 50%, depending on the construction method.

Information about heated rooms

If available, it is important to provide information about heated winter gardens, swimming pools and other enclosed spaces, as these are fully part of the living space in accordance with WofLV if they can be heated.

Taking special areas into account

Niches, pillars, pillars or chimneys should be listed in the building plans. Depending on the dimensions, these are added to the living space if they meet specific height and area requirements.

Accessibility of relevant rooms

For a precise calculation of living space, all relevant rooms must be accessible for a possible survey. If necessary, an additional on-site inspection can be carried out to measure all areas.

Additional information on basement or roof areas

If certain basement or roof areas are to be included in the living space, make sure that the necessary data on room height and lighting is available. In some federal states, this is a prerequisite for counting these areas as living space.
